What is FHA Down Payment Assistance?

Down payment assistance programs can be a great resource for first-time home buyers who are concerned about affording the upfront cash required for a down payment. These programs are typically provided by government agencies or private organizations and come in the form of grants, loans, or other assistance.

To qualify as a first-time home buyer, most programs have strict definitions that usually consider you a first-time buyer if you haven't owned a home in the last three years. It's important to note that owning rental or investment properties may disqualify you from these programs.

The eligibility criteria for down payment assistance programs vary by state and program, but they generally consider factors such as household income and credit history. You'll need to submit an application and must complete homeownership counseling (home buyer education course or prepurchase counseling course) offered by an entity of the Borrower’s choice which is approved by HUD/FHA, either online or in person. The cost of the course shall initially be paid by the Borrower (by credit card if they so choose), which the Lender shall credit back towards closing costs (up to $100) at the time of closing as a lender credit.

The amount of assistance you can receive depends on the specific program. Some programs offer a percentage of the home's sale price as assistance, while others have a fixed dollar amount limit. It's crucial to research the requirements, whether it's a grant or loan, and how much assistance you can expect from each program. Seller concession of up to 6% is acceptable with the down payment assistance so you can technically purchase the home with no money out of pocket at closing.

To qualify for down payment assistance, you generally need to meet the minimum credit score requirement (often around 620 or higher) and have an income within the program's limits. Other requirements may include the property being in a specific location, attending home buying and financial education classes, and living in the home for a certain number of years.
